The Big News (Yes, THAT Big News)

Well, it’s finally happened.  Instead of some long, drawn out, overdramatic soliloquy, I’ll just bring it straight and direct.

After 8 months of searching, and after 3 months of waiting, we finally have our answer.

“And the Blogger Award for most dramatic performance in waiting on a bank goes to…”

Friends, family, acquaintances and followers, we did it.

We got the house.  House #8, the one we fell in love with as soon as we walked in.  The one we’ve been dreaming about, scheming about, and fantasizing about.

Let me say that again so it can sink in.

 

We got the house.  WE GOT THE HOUSE!!!  But in the interest of full disclosure, I have some confessions to make.

We’ve actually known since the beginning of March.  I know, I feel absolutely awful for deceiving all of you, but it was for a good purpose.  See, we’ve run in to so many roadblocks, that we wanted to be sure that we were in the clear.  ABSOLUTELY SURE.  So how do you become absolutely sure?

You have a closing date.  And friends, we have a closing date.

With the big news out of the way, if you want to know the nitty-gritty, stick around.

You might remember back on the 7th of March that we found out that the bank was willing to pay 3% of the closing costs.  My agent and I both thought it was going to take a good 2 weeks until GMAC got back with us.  Well, apparently they already had their decision made, because amazingly enough, we found out THE VERY NEXT DAY that the bank approved the short sale.  I was going through some emails, trying to nail down all the details, and I found the email I wrote Ashley about the bank.

“Well well well………

Our agent just called me.  And we got APPROVAL FROM THE BANK!!!!  She’s just waiting for the seller’s agent to send her over the paperwork, but it sounds like the bank approved us for the original sale price of the house plus is willing to pay 3% in seller closing costs!!!!

While she said she doesn’t say congratulations until we have keys-in-hand, here’s where things get crazy.

I’ve got to get a home inspection in 10 days.  She said to hold off on getting the quotes for the carpeting for our 203k loan, because if there’s anything in the inspection that needs to be fixed, we could roll those costs into the loan (for example, a furnace).

GMAC does put us on a timeline to get everything ready to close on this loan, so I’ve got to get in touch with our LO and get her all the details, plus we’ve got to get all the nitty-gritty information that she wanted over to her.  We don’t know the deadline yet; again, [our agent] is still waiting for the paperwork.”

That being said, we had to move quickly.  We got the home inspection completed (which will be in an upcoming blog post), we got the appraisal completed, and we got all the little nuances of getting a mortgage completed that they didn’t tell me about (which, again, will be another blog post).  While we don’t have keys-in-hand yet, and while we aren’t officially moved in, we did it.  WE DID IT!  And we couldn’t have done it without all of your great support!  Believe me, there were some rough times, but the one thing our agent plus everyone else told us was “You’ll find the right house for you.  Obviously, those other houses weren’t for you.”

    • I get how it is, Rebecca. You girls stick together. Us guys get tossed to the curb! Then again, she can actually talk about paint colors and what not with all of you and get good responses, instead of the usual “They both look like the same color to me, Ashley” response she gets from me.

    See? If it’s -your- house, things -will- work out *grins* And good call on the keeping it under tabs; I’d have done the same. Crazy how all of the sudden, after waiting and waiting and waiting and twiddling your thumbs, you hit that chaotic “let’s get as much paperwork done as you can possibly squeeze into a week and then some” at the last minute – it’s like they do it on purpose.

    • Micha, it was INCREDIBLY hard to keep it quiet! Ashley was the voice of reason who kept saying things like “We don’t know if we’re clear to close, just hold on Brandt.”

      And don’t get me started about all the stupid paperwork they wanted…I’ll write a post about it, but it was RIDICULOUS. I mean, seriously, ask for it all at once, don’t keep coming back to me.

Oh yes, the paperwork stinks ..although I’m somewhat glad to hear it wasn’t just us who happened to almost drown in the amount of forms and assorted papers that had to be procured at the drop of a hat. You know, closing will be rather anti-climatic especially in light of your long nerve-wrecking wait :o) It certainly was for us *L* Can’t wait to see what you’ll be doing to your house once you have your keys!
